Carrying Out TI and Buildouts

You received permission in the lease for tenant improvements and buildouts. Here's how to handle this:

  • Expect a minimum of two to three months to get your space built out (five to six if it's from shell space). 
  • Permitting take six or more weeks on its own.
  • Get regular updates of the process. If things are taking longer than expected, lean on the property manager and construction manager.
  • Clean up anything that needs fixing and then sign off.

Don't panic. Look at your lease. You should have already negotiated which party is responsible for what when disasters strike.

Time to Renew?

You've really liked your office space and want to continue on. Look to renew the lease before it's up. This gives you time to renew at a time when conditions are favorable for tenants. Get in touch with your CRE attorney for any renewal. Keep your eye out for market conditions so you know how to best renegotiate your lease.
